You’ve mapped out the location that meets your criteria, you know what you are looking for in a home and you’ve got your financial “house” in order, it’s Go Time!

After you have connected with your lender and realtor in preparation for the home purchasing process, and you’ve spent some time looking at the homes that fit your search criteria you can now head out to see those homes in person.

We’ve got a few tips that will help keep heading from appointment to appointment fun and exciting:

  • Start early in the day (your realtor will set up all of the appointments in a linear and logical order).

  • Bring a camera or your smartphone to take pictures and a notepad to make notes of what you loved, liked or disliked about each house.

  • Tape measures are your friend: check dimensions while you are each room of the house.

  • Are other people helping you make a home buying decision? Well, bring them along to get their first hand opinions.

  • Open cabinets and doors, look at crawl spaces and closets, ask questions; this is a major purchase, so be informed about what you are buying.

  • Think about the time of day you are in the home (is the neighborhood busy, noisy, quiet, or on a dead-end street) and factor that into when you will be home to experience your new community.

  • What does the neighborhood look like during the day and at night? Are you close to everything you need to be close to?

  • What needs to be repaired or updated on the house? Factor in major purchases and projects into your budget.

  • Make a list of your favorite homes in preferred order to refer back to later when you have had time to assess what you have seen and make some decisions.

This process takes time, so don’t be too discouraged if on Day 1 you see ten houses that you end up hating. Remember that with patience and perseverance you will find that intersection of affordability and dream home. Your realtor will guide you every step of the way, alerting you to potential pitfalls until you find exactly what you want. Finally, we can’t say it enough, ask questions when you see properties and find what fits within your budget, you will be pleasantly pleased that you did.

Happy House Hunting!
