Home buying can be exciting and taxing, but overall a worthy endeavor. However, sometimes things just go sideways when you least expect it, forcing you to deal with whatever happens. There are no two ways around this and rolling with the punches may be the only thing you can do in the moment.

Here are some simple things to avoid when you are getting ready to purchase a house:

  • Don’t open a new line of credit

    • No new credit cards

    • Buying a car is a bad idea

    • Attempting to purchase more than one house at the same time

    • No new loans for any purchase (large or small)

  • Changing jobs when you are nearing closing is not the best option, wait it out through closing and then make your switch

Somethings you can’t avoid:

  • A pipe may burst and the house can be flooded

  • Robberies can happen anywhere at anytime and a house may be:

    • Broken into

    • Items may be stolen

    • Vandalism may occur

  • A catastrophic event may transpire

Remember you can back out of the deal because the new version of the house is no longer what was agreed upon by both parties at the signing of the contract. You can also stay in the deal with stipulations that repairs be made, items be replaced, and damage be fixed. The choice remains in your hands, and your realtor and lender will support you throughout the process.

There will be a final walk through of the home on the day of closing that will show anything that would make the house different from when you signed the initial offer, before any loan closing paperwork occurs. Take stock in these system safeguards and get ready to enjoy your new dream home.
